The Northern Virginia office market consists of four markets including Alexandria City, Arlington, Fairfax and Loudoun counties. Arlington and Fairfax counties are the largest with four submarkets in Arlington and fourteen submarkets in Fairfax County.

Ballston – The United States General Services Administration (GSA) signed a five-year lease agreement for 98,000 square feet at Two Ballston Plaza. The United States Department of Homeland Security will occupy the space. The 222,408-square-foot, 11-story, Class A office building is located at 1110 N. Glebe Road. With the signing of this new lease, the building is 95% occupied.
Chantilly/Route 28 – Advance Realty Group has acquired Avion Midrise III & IV located at 14550 & 14560 Avion Parkway for $32 million from Principal Global Investors. The three-story Class A office buildings total 143,011 square feet and were built in 2002. The buildings are located in the Avion Business Park in the center of the high-tech Dulles Corridor.
Chantilly/Route 28 – Active Health Management, a provider of health care management services subleased 20,000 square feet for six years from Planetgov at 14155 Newbrook Drive. Planetgov has the master lease for the entire 80,000 square foot Class A office building.
Clarendon – United Service Organizations (USO) signed a ten-year lease for 21,293 square feet on the entire 12th floor at 2111 Wilson Boulevard. USO is a non-profit organization that provides morale and recreation to men and women in military service.
Herndon – Booz Allen Hamilton signed a long-term lease for 242,000 square feet at 13200 Woodland Park Drive, also known as One Dulles Tower. Booz Allen Hamilton, an international consulting firm, is expanding from its headquarters in Tysons Corner. The firm is planning to build in excess of additional 200,000 square feet over the next few years at One Dulles Tower. The firm will occupy eight of the thirteen floors of the 404,655 square feet Class A office building in Fall 2004.
Merrifield – Virginia Security Team leased the entire second floor of 19,350 square feet in MetroPlace One building at 2650 Park Tower Drive. Virginia Security Team provides security services for government agencies.
Reston – Messaging services firm iLumin Software Services recently signed a five-year lease for 22,952 square feet at 1881 Campus Commons Drive. iLumin is relocating from 11911 Freedom Drive.
Tysons Corner – SunTrust Banks leased 57,333 square feet at 8300 Boone Boulevard. SunTrust, a commercial banking firm, signed a ten-year transaction and expects to occupy the space in the 162,334-square-foot building in October 2004.
Tysons Corner – Circle Solutions, Inc., a professional services firm that focuses on health, criminal and other social issues will relocate its headquarters from 2070 Chain Bridge Road and occupy 32,024 square feet on the second and third floors at 8280 Greensboro Road. Circle Solutions signed a 10-year lease and will move in September 2004.
