
Looks like Gary Busey's going to keep his ocean view.
The 60-year-old actor has finally settled a long-running dispute with his landlord over the $6,000-per-month Malibu hillside home he's been living in for the past 10 years. Busey had refused to pay any rent until the landlord, Robert
Wesson, did some home-improvement projects.
Wesson sued Busey to collect $52,000 in unpaid rent.
Per the settlement, Busey forked over an initial $30,000 check to Wesson, who also happens to be one of Busey's friends. In return, Wesson agreed to immediately fix the ventilation system in the three-bedroom residence along with some other repair projects the erstwhile lethal Weapon villain has been griping about for several months.
"We are very happy that we are amicably able to resolve it," Busey's attorney, Vicki Roberts, tells E! Online.
Busey, who shot to fame and earned an Oscar nod playing legendary rocker Buddy Holly in 1978's The Buddy Holly Story, originally halted payments after Wesson failed to act on the actor's request to clean up dust and mold Busey claimed adversely affected his breathing and overall health.
With Busey withholding the rent, Wesson decided to go to court to recoup the money. But an agreement was reached before the case could ever go to trial.
Calls to Wesson's attorney, James McDaniel, were not returned.
"Another victory in the camp of victorious," the ever eccentric Busey told the syndicated
Celebrity Justice on his way out of a Santa Monica courtroom Friday with Roberts in tow. "No complaints."
That wasn't always the case, however.
Aside from the ventilation problems, which Busey said caused him excessive nosebleeds, Roberts says Wesson had ignored several other complaints. There were allegedly problems with the front door, sliding doors in the living room and in the bedroom, drapes in the bedroom and "electrical facilities" in the backyard, which she and Busey contend is a fire hazard.
"I had asked the landlord for months and months and months, and when I got no response, that's when I started docking," says Roberts.
She says that Busey will pony up the rest of the $22,000 in a payment plan--but only after the landlord completes all the repairs to Busey's satisfaction.
Despite the home hassles, Roberts says Wesson and Busey have known each other for over a decade and remain "good buddies."
When he's not focusing on home improvement, Busey is gearing up for another busy year on the acting front.

Souled Out, before joining son Jake Busey for the Russian-produced film
Glubina, also starring Christopher Lee.
