  1. Another year with increases in the number of delinquent owners at least through July.
  2. Another year for HOA legislation, including foreclosures, exemptions from all or parts of the Colorado Common Interest Ownership Act (CCIOA) for small and mixed communities, and super liens.
  3. There will continue to be more discussions about manager licensing but as in past years there won’t be any legislation introduced.
  4. The number of homes in foreclosure will continue to increase.
  5. An HOA will be sued by an owner for failing to have the required SB 100 policies or failing to make required disclosures.
  6. Management companies will continue to offer even more ancillary and alacarte services to associations.
  7. Written newsletters as the primary means of communicating with homeowners will decline and be replaced with various forms of electronic communication.
  8. More management companies will open branch offices up and down the Front Range.
  9. Home sales will continue to be stagnant.
  10. Following a major mistake in either the filing or release of an assessment lien that results in a financial loss to an owner a manager will be charged with the unauthorized practice of law resulting in a fine in the thousands.
