SB 100’s new requirements – both those effective as of June 6 and those that will take effect on January 1, 2006 – have homeowner associations and their managers taking steps to ensure compliance. As boards, managers, and homeowners become more acquainted with SB 100, Orten & Hindman wants to know what you think about SB 100.

Maybe your association has hit on the perfect way to handle SB 100’s requirement to use a secret ballot for board elections or an engaging way to provide annual education to your membership. Please let us know if you’ve discovered an innovative way to implement any of SB 100’s governance and operation requirements. We will take your input to compile these suggestions into a monthly “best practices” column that all can use as a resource.

At the same time, perhaps your association has run into a provision that seems impossible to take from the pages of the law book and put into real-life practice. Orten & Hindman will be returning to the Capitol next legislative session to work further with Colorado’s Senators and Representatives to amend any errors as well as to fine-tune the law to reflect the reality of how homeowner associations operate.
