Talk All You Want
O&H's "New and Improved" Retainer Program
The benefits of being a retainer client don’t stop with unlimited phone calls. Associations also receive a $20.00 per hour reduction in our attorney hourly rates and a choice of one of the following:
- Assessment Collection Letters. We will, at your request, send standard collection letters to owners who have not paid their assessments demanding payment and informing them of possible further legal action. There is, however, a limit of 20 letters per 12-month period. If you need more than 20 letters we will reduce the cost of each letter by $10. OR
- Covenant Enforcement Letters. We will, at your request, send standard covenant enforcement letters to owners who have violated covenants or rules demanding compliance and informing them of possible further legal action. There is, however, a limit of 6 letters per 12-month period. If you need more than 6 letters we will reduce the cost of each letter by $15. OR
- Contract Reviews. We will review and provide initial revisions of vendor and service provider contracts. There is a limit of five contracts per 12 month period. If you need more than 5 contracts reviewed, you will be billed at our reduced hourly rates. AIA contracts and elevator modernization contracts, due to their length and complexity, count as 2 contracts.
Retainer clients also receive: In-Office Consultation. We will meet with a designated board member and/or the association’s manager in our offices for 30 minutes on any new matter. If the meeting lasts beyond the 30 minutes, you will be billed at our reduced hourly rate. Attendance at Board Meeting. At your request, we will attend one board meeting per twelve month period for up to one hour. If our attendance exceeds one hour, you will be billed at our reduced hourly rates. Status Reports. We will provide you with monthly written status reports of all collection and covenant enforcement matters. Audit Response Letter. We will prepare a letter to your financial auditor in connection with your annual audit indicating pending or threatened litigation. We will also review your annual financial audit upon completion. Periodic Report. We will prepare and file your periodic report with the Secretary of State, if you have designated us as your registered agent. You will, however, be billed for the $25.00 filing fee. Availability and Priority. We guarantee attorney availability to you, including after hours, via pager, and that your work will have priority over non-retainer clients. Educational Programs. All board members, committee members and your manager will be guaranteed reserved space at all Orten & Hindman educational programs. How much and what’s the catch you ask? The cost is just $125.00 per month. We do request a 12 month commitment. Catch? There is none. We believe and always have that our associations are best served when we are able to prevent problems from arising. The unlimited phone calls are designed to do just that.
