HVAC – Air Handler Remediation
Replace or Refurbish?

A county government recently requested Pure Air Control Services to develop a remediation plan for the environmental cleaning and treatment of mold contaminated air handlers and air conveyance systems. Normal procedures include extensive measures such as a very defined process for cleaning evaporator coils using:
a) Hot and cold water applied at high volume with low pressure.
b) Injection of alkaline base coil cleaner into evaporator coil.
c) Pressure washing blower housings and applying anti-microbial coating to blower housings.
d) Removal of porous insulation and replacement with a closed cell non-fibrous insulation, etc.
This particular project, however, was different in the fact that a premature mechanical failure had caused the poor environmental conditions. While the building was relatively new approximately six (6) years old and mechanically the HVAC equipment was in good condition but the drain pans had rusted out. This facility was a multi-story government facility where down time was a critical issue.

Pure Air Control Services offered a viable solution that would be cost effective and still address the environmental and mechanical deficiencies. The other major concern was to coordinate the remediation in a manner as not to disturb the work schedule or the building occupants. Developing work schedules specifically designed for our clients is normal protocol.
A regimented containment protocol was developed where the drain pans were reinforced with new sheet metal then coated with an elastomeric membrane capable of bridging cracks and joints. The preparation time was accelerated using specially designed heaters and negative air machines.
These remediation plans succeeded in providing a solution to a perplexing problem at a fraction of the cost in comparison to replacing the air handlers or the drain pans. The environmentally sensitive project was successfully completed, providing a more environmentally safe and healthy HVAC system.
